Garage to ADU

San Diego garage conversions, done to code.

Your garage already has a roof, walls, and a slab. We turn it into permitted living space, a rental ADU, a junior ADU, or a family suite, owner-led from the first walk-through to final inspection.

How we build it

Why convert your garage?

A garage conversion is usually the fastest route to a legal second unit in San Diego. The footprint already exists, and state ADU law lets most existing garages be converted without meeting the setbacks a new structure would face.

The work is mostly invisible but critical: checking whether the existing slab and foundation can carry a habitable space, closing the garage door opening with a properly framed and insulated wall, raising or leveling the floor, and bringing in new electrical, plumbing, and mechanical service. We self-perform the structural framing, so those details are built right instead of patched.

Start your project

Garage to ADU

A full independent unit with kitchen, bath, and its own entry, ready to rent or house family.

Junior ADU

A compact unit of up to 500 sq ft tied into the main home, often the most efficient first step.

Living space

A home office, gym, guest suite, or bedroom added to the main house, permitted and insulated.

Attached garage rework

Reconfiguring an attached garage into living area while keeping the house’s exterior looking intentional.

  • Slab, foundation, and moisture assessment up front
  • Garage door infill framed, insulated, and finished to match
  • Floor raised or leveled with a proper vapor barrier
  • Electrical, plumbing, and HVAC sized for a habitable unit
  • Title 24 energy compliance and fire separation handled
Permitting

Permits for garage conversions.

Every conversion we build is permitted. In the City of San Diego that runs through Development Services; other cities and the County have their own review. We prepare the drawings, handle plan-check comments, and schedule every inspection.

Common surprises in older San Diego garages include undersized electrical service, no footing under the slab edge, and sewer lines that need a new tie-in. We look for those during the site visit so they are priced into the plan, not discovered mid-build.

Garage Conversions questions

Good to know.

01Do I need to replace parking when I convert my garage to an ADU?
Under current California ADU law, replacement parking is generally not required when a garage is converted to an ADU. We confirm the rules for your specific jurisdiction during feasibility.
02Can my existing slab be reused?
Often, yes, but not always. We check the slab’s condition, thickness, and moisture before design so you know whether it can be reused, needs a new floor system on top, or needs footing work.
03How long does a garage conversion take?
Timing depends on permitting in your city and the scope of utility work. We give you a realistic schedule for both permitting and construction before you sign.
04Can a converted garage be rented?
A garage converted into a permitted ADU can typically be rented as a separate unit. We design it to meet the requirements for a legal, independent dwelling.
