Home Additions

Room additions in San Diego, framed in-house.

Add a bedroom, a primary suite, a larger living area, or a second story. Additions are structural work first, and structural framing is what Troia self-performs.

How we build it

Additions live or die on the structure.

An addition has to tie into a house that was never designed for it: new foundations meeting old ones, new rooflines joining existing framing, and loads that have to travel cleanly to the ground. Troia self-performs floor, wall, and roof framing to engineered plans, so the most important part of your addition is built by us, not handed off.

We also plan the parts homeowners do not see in the renderings: whether your electrical panel can carry the new space, how the HVAC will reach it, and how the exterior finishes will blend so the addition looks original to the home.

Bedroom & suite additions

Ground-floor additions for a new bedroom or primary suite with bath and closet.

Second-story additions

Adding a floor where lot coverage limits outward growth, with full structural engineering.

Living area expansions

Bump-outs and extensions that open up kitchens, family rooms, and great rooms.

Attached ADUs

Additions designed as independent, permitted living units with their own entry.

  • Foundations and footings built to engineered plans
  • Self-performed structural framing and roof tie-ins
  • Electrical service and HVAC capacity reviewed
  • Exterior stucco, siding, and roofing matched to the existing home
  • Coastal and hillside requirements scoped early
Permitting

Permits for home additions.

Every addition requires a building permit, and depending on location it may need zoning or coastal review. We coordinate with your designer and engineer, prepare the submittal, respond to plan check, and manage inspections through final.

In coastal communities like La Jolla, Del Mar, and Encinitas, height limits, setbacks, and Coastal Zone rules shape what is possible. We look at those constraints before design so you are not paying to redraw plans.

Room Additions questions

Good to know.

01Is a second-story addition or a ground-floor addition better?
It depends on your lot, setbacks, and budget. Ground-floor additions avoid reinforcing the existing structure but use yard space; second stories preserve the yard but require more structural work. We walk the property and lay out the tradeoffs.
02Do I need an architect or engineer for an addition?
Yes, additions require stamped structural design. We can work with your designer and engineer or bring in partners we already build with.
03Can I live in the house during an addition?
Often, yes, especially for ground-floor additions. Second-story work may require time out of the home during roof removal and tie-in. We plan the sequence with you.
04Can an addition be built as an ADU?
Yes. An attached ADU is an addition designed with its own entry, kitchen, and bath, and it follows ADU rules rather than standard addition rules.
